HELOC vs. cash-out refinance on a rental property. Which one actually wins?
Your rental has equity and a first mortgage worth protecting. Here's how to decide between a second lien and a full cash-out refinance, with the real leverage limits, no tax returns, and the one question that settles it.

Short answer
On a rental property, a HELOC or second mortgage usually wins when your first-mortgage rate is better than today's, because only the new money is priced at current rates. A cash-out refinance wins when your existing rate is nothing special or you want one loan. At Cap Rate Funding, a DSCR HELOC reaches 75% combined LTV and a DSCR cash-out reaches 75% LTV, both qualified on the rent.
Most investors I talk to aren't short on equity. They're short on access to it. The property appreciated, the rent went up, and the equity is sitting behind a first mortgage they locked when rates were lower. The question isn't whether to tap it. It's how, without wrecking the loan underneath.
The one question that decides it: is your first-mortgage rate worth keeping?
A cash-out refinance reprices your entire balance; a HELOC or second mortgage prices only the new money. That's the whole decision for most rentals.
Say your rental owes $400,000 on a first mortgage from a better rate era, and you want $150,000 out. A cash-out refinance pays off the $400,000 and writes a new $550,000 loan at today's pricing, so the old $400,000 loses its rate. A second lien leaves the $400,000 alone and adds a $150,000 line or loan behind it. Only that $150,000 is new debt at current pricing.
If your existing rate is about the same as the market, that advantage disappears, and a cash-out refinance becomes the cleaner choice: one loan, one payment, one lender.
Side by side: rental HELOC vs. cash-out refinance
Cap Rate Funding, a non-QM lender and broker in Irvine, CA, prices three ways to pull rental equity, and two of them qualify on the rent instead of your tax returns.

When the DSCR HELOC or second mortgage wins
Choose a DSCR second lien when your first-mortgage rate is worth protecting and you don't want your personal income in the file. The underwriter compares the property's rent to its payment. If the cash flow supports it, the deal works, with no tax returns, no W-2s and no debt-to-income ratio built off your Schedule E, which depreciation already shrank on purpose. Combined leverage caps at 75% of the property's value.
Pick the revolving line for staged rehab draws or reserves you want on standby. Pick the closed-end second mortgage when you know the exact number, like paying off a specific debt or funding one defined project. Credit floors and pricing vary by lender and coverage ratio, so we price them across 100+ lenders and confirm on a call. Full details: DSCR HELOC & second mortgage.
When the standard HELOC wins
Choose the standard HELOC when you need more leverage or speed than a DSCR second can give. It reaches up to 90% combined LTV on 1–4 unit investment properties, needs 620+ credit and no tax returns, and can fund in as little as 5 business days because there's no appraisal appointment on lines up to $1 million. Household income from people not on the loan can be added to qualify. If the property is titled to an LLC, you'll need a 700+ personal credit score. See how the 5-day HELOC works.

When the cash-out refinance wins
Choose a DSCR cash-out refinance when your current rate is nothing special, you want one loan, or you just finished a rehab. On loans of $100,000 or more there's no title seasoning, so the refinance is sized on today's appraised value, not what you paid, up to 75% LTV on cash-out. After 12 months on title, long-term rental cash-outs can reach 80% LTV. Loans run from $75,000 to $3,000,000, you can vest in your name or an LLC, and there's no cap on how many financed properties you own. Under $100,000, a 6-month title seasoning rule applies. More on the no-seasoning DSCR cash-out.
Worked example: same rental, two structures
Example: a rental worth $800,000 with a $400,000 first mortgage (50% LTV). Before closing costs:
| DSCR second lien (75% CLTV) | DSCR cash-out refi (75% LTV) | |
|---|---|---|
| Max total debt on the property | $600,000 | $600,000 |
| Existing first mortgage | Stays at $400,000, rate unchanged | Paid off |
| Cash available | Up to $200,000 | Up to $200,000 |
| Debt at today's pricing | Only the new $200,000 | All $600,000 |
Same cash either way. The difference is how much of your debt gets repriced. With a strong first-mortgage rate, that's usually the deciding factor. With a weak one, the single loan may be simpler and comparable in cost. (Hypothetical numbers; your terms depend on appraisal, rent, credit and state.)
Three mistakes that cost investors money
- Refinancing a great first mortgage to get a small amount of cash. Pulling $75,000 out by repricing a $500,000 loan is usually the most expensive way to borrow $75,000.
- Letting your tax returns decide. If a bank turned you down because Schedule E shows a loss after depreciation, that's a documentation problem, not a property problem. DSCR qualification uses the rent.
- Waiting out a seasoning clock you don't have to. Many lenders make you hold a property 6 to 12 months before they'll use its new value. On a DSCR cash-out of $100,000 or more, we don't.
Who this is not for
- Thin equity. If you owe more than about 75% of the rental's value, the DSCR options have nothing to lend; the standard HELOC tops out at 90% CLTV.
- Properties that don't cash-flow. DSCR qualification needs the rent to support the payment. If it doesn't, ask us about the standard HELOC instead.
- Your primary residence. This guide is about rentals. Owner-occupied equity has different rules and a 21-state footprint (see where we lend).
- Texas properties expecting 90%. Texas caps home-equity lending at 80% combined LTV and requires a 12-day minimum before closing.

Common questions
Can I get a HELOC on a rental property?
Yes. Cap Rate Funding offers two kinds: a DSCR HELOC or second mortgage that qualifies on the property's rent with no tax returns (up to 75% combined LTV, personal name or LLC), and a standard HELOC on investment properties at up to 90% CLTV with 620+ credit, available in 39 states plus Washington, D.C.
Is a cash-out refinance or a HELOC better for an investment property?
It depends mostly on your current first-mortgage rate. If it's lower than today's market, a second lien keeps it and prices only the new money. If it isn't, a cash-out refinance gives you one loan and one payment, and on a DSCR cash-out there's no title seasoning on loans of $100,000 or more.
Do I need tax returns to pull equity from a rental?
No. DSCR loans qualify on the property's rental income compared to its payment, with no tax returns, W-2s or personal income calculation. The standard HELOC also requires no tax returns.
Can I take equity out of a rental owned by my LLC?
Yes. DSCR cash-out refinances and DSCR HELOCs allow vesting in an LLC or your personal name. A standard HELOC on an LLC-titled property requires a 700+ personal credit score.
How soon after buying or rehabbing a rental can I pull cash out?
Right away on a DSCR cash-out refinance of $100,000 or more. There's no title seasoning, and the loan is sized on today's appraised value, not your purchase price, up to 75% LTV. Loans under $100,000 carry a 6-month title seasoning requirement.
Will checking my options hurt my credit?
No. Seeing your options uses no hard credit pull. A hard inquiry happens only later, with your permission, if you move forward.
