Privacy Policy

Cap Rate Funding · Powered by Federal First Lending LLC · Company NMLS #2381991 · NMLS Consumer Access · Chase Zhao, Loan Originator NMLS #1816148 · Equal Housing Opportunity · Effective July 2026 · Last updated October 25, 2026

This policy explains what personal information Cap Rate Funding (“we,” “us”) collects through capratefunding.net, our loan-officer pages, our chat assistant, and our online loan application; how we use and share it; and the choices you have. It applies to information collected online. When you apply for a loan you will also receive our lender’s formal privacy notice under the Gramm-Leach-Bliley Act, which governs how your loan file is handled.

Information We Collect

Information you give us. When you use our forms, calculators, chat assistant, or scheduling tools, we collect what you enter: name, phone number, email address, property address, city, state and ZIP, requested loan amount and program, estimated credit range, occupancy, home value, mortgage balance, and other scenario details.

Information collected automatically. When you visit, we and our analytics and advertising partners automatically collect your IP address, browser and device type, the pages you view and actions you take (such as starting or submitting a form or booking a call), the site that referred you, and campaign and ad-click identifiers (such as UTM parameters and Meta’s click ID). This is collected with cookies, pixels, and similar technologies described below.

Information stored in your browser. To save you from retyping, our site keeps the contact details you entered (name, email, phone, property city, state and ZIP) and a random visitor ID in your own browser’s local storage, so later pages and our booking calendar can be pre-filled. You can remove it at any time by clearing your browser’s site data for capratefunding.net.

Loan Application (1003) Information

If you complete a loan application through our secure application portal (the Uniform Residential Loan Application, or “1003”), we collect the additional information needed to evaluate and process a mortgage request. This may include your Social Security number or ITIN, date of birth, current and prior addresses, employment history and income, assets and account information, details of the subject property and any other real estate you own, and information about any co-borrower you add. Co-borrower information should be provided only with that person’s knowledge and consent.

This is sensitive financial information (“nonpublic personal information” under the federal Gramm-Leach-Bliley Act). It is transmitted over an encrypted (HTTPS) connection, delivered to your loan officer, and stored in our application system of record. It is used solely to price, underwrite, and process your loan request and to meet related legal and recordkeeping obligations. We do not sell it, we never send it to advertising platforms, and we do not use it for advertising.

Chat Assistant

Our website chat (“Cap Rate AI”) is an automated AI assistant, not a person. Chat conversations are recorded. What you type is sent to our AI service provider (Anthropic) to generate replies, and transcripts — together with any contact details you provide in the chat — are sent to our loan team so we can follow up. By using the chat you consent to this recording and processing. Please do not enter Social Security numbers, account numbers, or other sensitive information in the chat; use our secure application instead. If you do not want your conversation recorded, do not use the chat and call or email us instead.

How We Use Information

Cookies, Pixels & Tracking Technologies

We use the following technologies on our site. Some are placed by third parties, which may collect information about your activity on our site and across other websites and apps over time.

You can also block or delete cookies in your browser settings, and you can manage ad preferences in your Meta and Google account settings. Blocking cookies does not stop you from using our site.

Your Privacy Choices & Opting Out

Under California law, using advertising pixels to target ads based on your activity may be considered “sharing” personal information for cross-context behavioral advertising, and in some cases a “sale.” We do not sell personal information for money. You can opt out of this sharing at any time:

Do Not Track. We honor Global Privacy Control as described above. Because there is no common standard for other “Do Not Track” browser signals, we do not otherwise respond to them.

Opting out of tracking does not affect your loan request or our ability to contact you about it if you asked us to. To stop calls, texts, or emails, see Communications & Consent below.

How Information Is Shared

We share personal information only as described here:

We do not share personal information with third parties for their own direct-marketing purposes (California Civil Code § 1798.83).

Communications & Consent

By submitting your contact information with consent, you agree to be contacted by phone, text, and email as described in the consent notice on our forms. Consent is not a condition of purchase. Message and data rates may apply. You may opt out at any time by replying STOP to texts, replying to any email from us, calling 949-738-9770, or emailing chase@capratefunding.net to be placed on our do-not-call list.

California Residents

If you are a California resident, the California Consumer Privacy Act (as amended by the CPRA) gives you the right to: know what personal information we collect, use, disclose, sell, or share, and the categories of sources and recipients; access a copy of it; delete it; correct inaccurate information; and opt out of its sale or sharing (see Your Privacy Choices above). We use sensitive personal information, such as Social Security numbers and financial account information, only to process your loan request and as the law permits, not to infer characteristics about you.

Categories collected in the last 12 months: identifiers (name, email, phone, address, IP address, device and visitor IDs); customer records and financial information (loan scenario and, for applicants, the 1003 information above); internet and device activity; approximate location; professional and employment information (applicants); and inferences used for advertising. Categories shared for cross-context behavioral advertising: identifiers and internet activity, with Meta, Google, and our marketing partner. We do not knowingly sell or share the personal information of anyone under 16.

How to make a request: email chase@capratefunding.net or call 949-738-9770. We will verify your identity by matching information you give us to information we hold, and respond within 45 days (we may extend once by 45 days and will tell you if we do). You may use an authorized agent with your written permission. We will not discriminate against you for exercising these rights. Information we collect and handle in connection with a loan under the Gramm-Leach-Bliley Act is governed by that law and our lender’s GLBA privacy notice, and may be exempt from some CCPA requests; we will tell you if an exemption applies.

Residents of Other States

Depending on where you live, you may have similar rights to access, correct, delete, or opt out of targeted advertising. Contact us using the details below and we will honor your request as applicable law requires. If we deny your request, you may appeal by replying to our decision, and we will respond to your appeal within the time the law requires.

Children

Our site and services are intended for adults applying for or researching mortgage financing. We do not knowingly collect personal information from children under 16. If you believe a child has given us information, contact us and we will delete it.

Data Retention & Security

We retain inquiry and application information as long as needed to serve your request and meet our legal, regulatory, and recordkeeping obligations, then dispose of it securely. Consistent with the Gramm-Leach-Bliley Act Safeguards Rule, we maintain administrative, technical, and physical safeguards designed to protect the security and confidentiality of the nonpublic personal information you provide, including encrypted transmission of application data and access controls limiting who can view it. No internet transmission or electronic storage is fully secure, so we cannot guarantee absolute security; submit information at your discretion. If you believe your information has been compromised, contact us at chase@capratefunding.net or 949-738-9770.

Changes to This Policy

We may update this policy from time to time. When we do, we will post the new version on this page and change the “Last updated” date above. If we make material changes to how we use or share personal information, we will provide a prominent notice on our website before the change takes effect.
