Self-employed and denied a cash-out refinance? Your equity still works.
Your tax return was built to show less income. The bank believed it. Here are the four refinance paths that qualify you on your credit, your P&L, your deposits or your rent instead — and how to tell which one fits.

Short answer
If you were denied a cash-out refinance because your tax returns show too little income, the denial is about the document, not your equity. Cap Rate Funding offers four paths that don't use tax returns: a stated-income HELOC (680+ credit, $150K+ lines, no income docs), a P&L-only cash-out (640+, up to 75% LTV at 660+), a bank statement loan, or a DSCR cash-out on a rental.
I see this file every week. A business owner with real equity, a strong credit score and a business that pays every bill on time applies for a cash-out refinance at their bank. Two weeks later: denied for insufficient income. The bank wasn't wrong about the math. It was using the wrong document.
Why self-employed borrowers get denied for a cash-out refinance
A conventional cash-out refinance qualifies you on the net income your tax returns report, and a well-prepared return is designed to make that number small. Your accountant's job is to lower your taxable income. The underwriter's job is to measure your income. They are reading the same page for opposite reasons.
Here is what usually sinks the file:
- Write-offs. Vehicle, home office, Section 179 and depreciation all reduce the income a bank can count.
- Two-year averaging. One slow year, or a year you reinvested heavily, drags the average down even if this year is your best.
- Declining-income rules. If the most recent year is lower than the one before, many lenders use only the lower year, or decline.
- Debt-to-income limits. Once the counted income is small, the new loan pushes your ratio past the program's cap.
- No return to show. On extension, mid-year, or a new entity, there is no completed return for a bank to use at all.
Notice what is missing from that list: your equity, your credit, your property. If those are strong, the problem is fixable. You need a lender that measures income a different way, or not at all.
The four refinance paths that don't use tax returns
Cap Rate Funding, a non-QM direct lender and broker in Irvine, CA, prices four documentation paths for self-employed refinances, and the right one depends on your credit, how much equity you have, and whether the property is your home or a rental.
| Path | What replaces your tax returns | Key minimums | Your first mortgage |
|---|---|---|---|
| Stated-income HELOC | Nothing — credit and equity carry the file | 680+ credit · $150K+ line | Stays in place |
| P&L-only cash-out | One CPA-prepared profit & loss statement | 640+ credit · $150K+ loan · 75% LTV at 660+, 70% at 640–659 | Replaced |
| Bank statement loan | 12 months personal or 12–24 months business bank statements | 620+ first position · 660+ second position | Replaced, or kept with a second lien |
| DSCR cash-out (rentals only) | The property's rent | Up to 75% LTV · no title seasoning at $100K+ | Replaced |
1. Keep your first mortgage: the stated-income HELOC
If you have 680+ credit and need $150,000 or more, a stated-income HELOC skips the income file entirely. No tax returns, no W-2s, no pay stubs and no bank statements. It is underwritten on your credit, your equity and the property. Because it is a second lien, the first mortgage you already have, and its rate, stays exactly where it is.
That last part matters more than most people realize. A cash-out refinance replaces your entire first mortgage. If you locked a low rate years ago, refinancing all of it to pull out a slice of equity can be an expensive trade. A second lien lets you borrow against the equity without giving up the loan underneath it. HELOCs sit outside the ability-to-repay rules that require full income documentation on first mortgages, which is why a true no-doc line is legal from a licensed lender. Availability is state-specific and confirmed on a quick call.
The strongest version of this file: denied for income, and you owe less than half of what the home is worth. With that much equity at $150K+, you may qualify for both the stated-income HELOC and a P&L loan, and we can price them side by side.

2. Re-argue your income: the P&L-only cash-out refinance
A P&L-only loan replaces your tax returns, bank statements and W-2s with one profit & loss statement. Your CPA prepares it (unaudited is fine), and it shows what the business actually produces instead of what's left after deductions. Self-prepared and future-income-projection options exist on some programs. You do not have to be self-employed: anyone who can provide a P&L can qualify.
On a refinance, cash-out or rate-and-term, the limits are 75% LTV with 660+ credit and 70% LTV at 640–659, on loans from $150,000. Cap Rate Funding is a direct lender on this program and also brokers it to 100+ wholesale lenders, so every file is priced both ways and closes on the better route. It's also the answer if you haven't filed this year's taxes yet: a current-period P&L covers the gap. Full details are in the P&L loan guide.
Example: a home worth $900,000 with a $300,000 mortgage, owner has 670 credit. At 75% LTV, a P&L cash-out refinance could size up to $675,000, enough to pay off the $300,000 and access the remaining equity, before closing costs. (Hypothetical; your numbers depend on appraisal, credit and state.)
3. Let your deposits talk: the bank statement loan
A bank statement loan calculates your income from deposits instead of tax returns: 12 months of personal statements, or 12 to 24 months of business statements. It fits borrowers with steady deposits, credit below the P&L or stated-income minimums, or a need under $150,000. It starts at 620 credit in first position and 660 in second position, and the second-position version sits behind whatever first mortgage you already have, so it can also preserve a low rate. Maximum leverage and reserves are confirmed on a call. The no-income-verification mortgage guide compares it to the P&L path in detail.
4. If it's a rental: let the rent qualify the cash-out
On an investment property, a DSCR cash-out refinance qualifies on the property's rental income, with no personal income documents at all. No tax returns, no employment verification, and you can vest in your own name or an LLC. On loans of $100,000 or more there is no title seasoning, so the refinance uses today's appraised value even if you just bought or rehabbed the property, up to 75% LTV on cash-out. It's available in 47 states (not SD, ND or VT). If the rental already has a first mortgage worth keeping, a DSCR HELOC or second mortgage pulls equity behind it, up to 75% combined LTV.
How to choose: start with why you were denied
Your denial letter states the reason, and the reason picks the path. Bring it to the call.
| If the denial said… | Start here |
|---|---|
| Insufficient income / debt-to-income too high | Stated-income HELOC (680+) or P&L cash-out (640+) |
| Declining income, or no recent return | P&L cash-out using a current-period P&L |
| Not enough history self-employed | P&L (future-income projection on some programs) or bank statement |
| Income denial on a rental | DSCR cash-out or DSCR HELOC — personal income isn't used |
| Credit score below 620 | Primary home: Home Equity Agreement (credit from the 500s, no monthly payments, 11 states). Rental: DSCR at reduced LTV |
Who this is not for
We'd rather tell you now than waste your time:
- Thin equity. If you owe close to what the home is worth, these programs have nothing to lend against. The P&L cash-out stops at 75% LTV.
- A primary home outside our footprint. Owner-occupied lending is available only in AL, AZ, CA, CO, FL, ID, IA, LA, MD, MI, MN, NM, NV, OH, OK, OR, PA, TN, TX, UT and WA (see where we lend). Rentals follow wider footprints.
- Anyone who qualifies easily with full documentation. If your tax returns support the loan, a conventional refinance usually costs less than non-QM. Use these paths when the paperwork, not the borrower, is the problem.
- Texas homesteads expecting 90%. Texas caps home-equity borrowing at 80% combined LTV and requires a 12-day waiting period by state law.

Common questions
Why do self-employed borrowers get denied for cash-out refinances?
Most denials come from the income calculation, not the property. A conventional lender qualifies you on the net income after deductions on your tax returns, usually averaged over two years. Write-offs, depreciation and a slow year can push that number below what the debt-to-income ratio allows, even when the business is healthy.
Can I get a cash-out refinance without tax returns?
Yes, through non-QM programs. A P&L-only loan uses one CPA-prepared profit & loss statement as the income file (640+ credit, $150,000 minimum, up to 75% LTV at 660+ credit). A bank statement loan uses 12 months of personal or 12 to 24 months of business bank statements. On a rental, a DSCR cash-out qualifies on the property's rent with no personal income documents.
Is a stated-income HELOC better than a cash-out refinance?
It is often better when you already have a low first-mortgage rate. The stated-income HELOC is a second lien, so your first mortgage and its rate stay untouched. It needs 680+ credit and a line of $150,000 or more, and availability is confirmed by state on a call. A cash-out refinance replaces your first mortgage entirely.
Does it help to bring my denial letter?
Yes. The denial letter (adverse action notice) states the reason, and the reason tells us the fastest route. An income denial points to the stated-income HELOC or P&L loan; a credit denial points to options like the Home Equity Agreement; a property denial points to exception-based lending across our 100+ lender network.
Will checking my options hurt my credit after already being denied?
No. Seeing your options uses no hard credit pull. A hard inquiry only happens later, with your permission, if you decide to move forward with an application.
Do I have to be self-employed for a P&L loan?
No. Cap Rate Funding's P&L-only loan is open to anyone who can provide a profit & loss statement, including 1099 earners and people with side businesses. Self-employed borrowers are simply the most common fit.
